It has become nearly impossible for aspiring condominium buyers to afford the purchase of even a one-bedroom unit in Miami, given the intense regulatory requirements for owners to fund condo association reserves, repairs and recertification compliance.

New reports from the Miami Herald show that recent tweaks to post-Surfside condo safety law reforms are not making much of a dent when it comes to affordability. “The new bill is just further tweaking the law and extending deadlines,” one condo attorney told the Herald. The days of kicking the can down the road and waiving reserves are over.”

Of the 315,600 condo units in Miami-Dade County, 48% of them are at least 30 years old, according to State of Florida data cited by the Herald. Owners are bearing the tremendous burden of covering the expenses needed to keep those buildings safe and in compliance with state laws.

In the near-term, renting Douglas Enclave is your best bet. The brand-new Miami building features amenities that are on par with those found at luxury condo buildings.

And like all Enclave-branded rental communities, the resident experience is elevated with thoughtful touches such as “coffee and a bun on the run,” a free coffee and pastry stand where Douglas Enclave residents start their workdays.

Why deal with the maintenance headaches and burdensome costs to fund condo association reserves when you can live hassle-free at Douglas Enclave?
