As housing costs are expected to rise in Miami – the nation’s “most competitive” rental market - the developer of Douglas Enclave is offering a rare opportunity to lock in a monthly rent under $2,000/month for a brand-new studio apartment. The building has a limited collection of studios, which are available for just *$1,995 per month on an 18-month lease.

This is an ideal time to take advantage of Douglas Enclave’s unique offering. A recent analysis from RentCafe concluded that Miami is the most competitive rental market in the entire nation in 2025. Miami produced a staggeringly high competitive score of 93.1, which exceeds the national average by 17.4 points.

Vacant apartments in Miami “are filling up faster than in any other major metro, often within just 36 days and with 14 renters competing for each available unit, which is double the national average,” the RentCafe report states. The report also noted that 76% of Miami renters renewed their leases in early 2025.

Those waiting on new housing supply to offset the intense demand will likely be disappointed, according to a new report from the Business Journals. Homebuilders are set to ease housing production in the face of tariffs, which put tremendous cost pressure of construction companies. New U.S. residential construction permits dropped by 6.8% year-over-year in February, with multifamily permits seeing the biggest reduction.

In Miami, the smart move is to secure an 18-month lease for a Douglas Enclave studio now and avoid competing with the masses for comparable apartments at much higher rents.
