Florida is one of the nation’s leaders in a category that is the opposite of brag-worthy: homeowners saddled with burdensome HOA or condominium association costs. This distinction reinforces why renting is the sensible option in the Miami market, regardless of any incremental interest rate reductions.
A new Realtor.com report shows that 44.3% of Florida homeowners are forced to budget for additional community maintenance costs each month. This is a direct result of the more stringent post-Surfside safety regulations adopted by the Florida Legislature.
One Miami-area homeowner told Realtor.com that his monthly HOA fees surged by a whopping 250% in a six-year span – and more than doubled since 2022. "It's like if somebody sticks their fingers in your pocket and takes an additional $5,000 or $6,000 from your pocket," the homeowner told the publication.
The intense regulatory requirements have made it nearly impossible for aspiring condo buyers to afford the purchase of even a one-bedroom unit in Miami. These would-be buyers are turning to brand-new rental building Douglas Enclave as a cost-effective alternative and enjoying a vibrant and hassle-free lifestyle.
Douglas Enclave is an 11-story, 199-unit building with brand-new Little Havana apartments available for rent. It includes a thoughtful mix of studio apartments, one-bedrooms, two-bedrooms and townhomes for rent.
