A little-known home equity tax could further stall the for-sale housing market, keeping much-needed new inventory on the shelf, a new report shows. That reinforces the major edge renting has in the ongoing rent v. buy debate.

Realtor.com notes that “millions of American homeowners are sitting on a hidden tax burden they never planned for – one that threatens their hard-earned home equity and, at the same time, is tightening the nation’s already strained housing supply.”

Almost 29 million households – or approximately one in three homeowners – have amassed more equity than the federal capital gains tax exclusion for single filers protects when they sell their primary residence. By 2030, that number could surge to 56% of U.S. homeowners.

“This home equity tax has big consequences,” the Realtor.com report states. “It erodes family wealth right when people need it most. It discourages older owners from downsizing or moving closer to care. And it keeps larger, family-sized homes off the market, fueling the inventory crunch that’s driving up prices for everyone.”

In Miami, real estate brokers dealing with the inventory shortage can earn steady commission income by bringing their prospective tenants to Douglas Enclave. Don’t let the stalled for-sale housing market prevent you from keeping the consistent paychecks coming!
